Middle School

AMY at James Martin is a newly constructed 88,000 square foot middle school in the Port Richmond neighborhood of Philadelphia. Mosaic Development Partners and Daniel J. Keating Company were selected by the School District of Philadelphia in 2022 to deliver the project through the District’s Turnkey Development model, which enables private partners to provide new school facilities with improved efficiency, budget control, and community accountability.

The development replaced an outdated building with a modern, purpose built home for the Academy for the Middle Years school, serving approximately 500 students in grades 6 to 8. Mosaic and Keating managed zoning, site consolidation, design coordination, and overall project delivery, integrating public capital with private sector development expertise.

The team also led construction in partnership with a diverse network of local subcontractors to ensure strong workforce participation and community inclusion. The project stands as a leading example of how public and private partners can work together to create high quality educational facilities that maximize efficiency, transparency, and long term neighborhood benefit.
